What is Na Hale Kupuna Project?

Na Hale Kupuna is a group of eight county-owned senior, affordable, long-term housing units.
The units are condominiums, either 1 or 2 bedrooms, and located in West, Central and South Maui.
Due to the size of the units, this program is open for households between 1 – 5 persons.

The NHK Project is funded in whole or in part with Community Development Block Grant (CDBG) or Community Development Block Grant CARES ACT (CDBG-CV) funds, as allocated by the Department of Housing and Urban Development, Office of Community Planning and Development (HUDCPD).

The Project is waitlisted and currently not taking any new appointments.


Who qualifies for a Na Hale Kupuna unit?

To qualify as an eligible tenant, applicants must meet the following criteria:

  • The head of household must be 62 years old or older at the time of application

  • Was living at their primary residence in Lahaina at the time of the August 2023 wildfires

  • The primary residence was damaged or destroyed by the wildfire to the extent that the structure is no longer habitable.

  • The household must have a combined gross household income that shall not exceed 80% of the Area Median Income (AMI) limits as established by HUD, as shown in the chart below*

FAQs

  • No. Both renters and homeowners are eligible to apply if their primary place of residence was destroyed or made inhabitable by the fires.

  • Applications are done in person by appointment at J. Walter Cameron Center, 95 Mahalani Street, Wailuku, HI 96793.  The Project is waitlisted and currently not taking any new appointments.

  • All applications will be accepted on a first come, first served basis.

    AN ACCEPTED APPLICATION IS NOT A GUARANTEE THAT YOU ARE ELIGIBLE OR WILL BE SELECTED FOR A UNIT.

    All applications will be verified for eligibility. Eligible applications will be sorted by household size, preferred location, and accessibility needs. 

    Eligible applicants selected will be notified, given a tour of the unit(s) and have the option to accept or decline the unit(s). 

    Eligible applicants must take occupancy of the unit within 60 days of the offer of tenancy.

  • All leases are for 12 months with the option to extend.

  • Rents are determined based on 30% of the gross household income, with a minimum rent of $300 for a 1-bedroom unit and $400 for a 2-bedroom unit. The monthly rent per unit shall not exceed established Fair Market Rent as determined by HUD. 

    Tenants are solely responsible for paying all utilities not included in the rent. Depending on the unit, a tenant’s responsibility may include, but may not be limited to paying for electricity, telephone, internet.

  • Tenants will pay a security deposit equal to one month’s rent.  For tenants with pets, there may be an additional nominal pet deposit.  Pet deposits do not apply to tenants with registered assistance dogs.

  • Yes.  However, units are subject to approval by the agency providing rental subsidy.

  • The number of people occupying the unit cannot exceed the HUD occupancy standards of 1-3 people in a 1 bedroom unit, and 1-5 people in a 2 bedroom unit.

  • Pets are accepted at some of the units, based on condominium rules. All units accept tenants requiring reasonable accommodations for assistance animals as defined by HUD.
